Heritage Isle Retirement Community is a 478-acre age restricted master planned community
located in Brevard County Florida. Heritage Isle Retirement Community is situated within a
much larger master planned development known as Viera. Heritage Isle Retirement Community is
bordered on the south by Wickham Road and on the north by Judge Fran Jamieson Drive. The western
boundary is a Florida Power right of way and the eastern border is the Duran Golf Club, an 18-hole
golf course being developed by The Viera Company and due to open for play in early 2005.
Heritage Isle Retirement Community is approved for 2,869 homes (1140 multi-family and villa
homes and 1,729 single family and duplex homes), the present plans call for 1400 to 1500 single
family homes, duplexes and villas. Additionally, 4 story condominiums are likely to be built on the
eastern border along the Duran Golf Club. The total number of residences in Heritage Isle could
eventually grow to over 2,000 homes. The number of homes and types of homes to be built are at the
sole discretion of the developer, Lennar Homes, Inc.
The current community design includes The Heritage Isle Club and 8 residential villages plus the
parcels along the Duran Golf Club being considered for the 4 story condos. There is also a parcel
designated for a life care facility but there are no plans to build such a facility at this time.
Each of the villages will contain a variety of homesite sizes and product types. The first four
villages are either platted or in the engineering/approval process. They contain a mix of single
family detached homes on either 50' or 70' wide homesites and single family attached product in
buildings containing 2, 4 or 6 homes with one and two car garages. These are also known as duplexes
(2 homes per building) or villas (4 or 6 homes per building).
The three exclusive builders in Heritage Isle are presently:
Burgoon-Berger building single family homes
Lennar Homes building single family homes, villas and condos
Tiffany Homes building duplex homes
When completed, the model home centers for each builder can be found by following the directional
signs along Legacy Boulevard. Lennar's models are currently open and models for Burgoon-Berger and
Tiffany are scheduled to open in early 2005.
One occupant of every household in Heritage Isle must be at least 55 years old and no one under the
age of 18 may be a permanent resident. Children under the age of 18 may visit for up to 30 days
cumulative in any calendar year.
The main entrance to Heritage Isle is off Wickham Road and will provide you with a warm and
welcoming feeling each time you enter. Currently under construction, the entry will include:
There will be a secondary entrance to Heritage Isle built in the future at Judge Fran Jamieson
Drive. That entry will be arm gates only. There will be no gatehouse or attendant at this entrance.
Legacy Boulevard is the central spine road in Heritage Isle. Legacy has extensive berm and
landscaping on both sides of the road and the median. It will also have a beautiful round-a-bout
with a fountain at the center of the community.
An 8' sidewalk is built on the East Side of this road that undulates with the berm, trees and
plants. Double acorn street lamps on fluted posts will shed a pleasing soft glow to the Boulevard at
night. There is also a bicycle/golf cart lane striped on Legacy Boulevard. Each village entry off
Legacy Boulevard will be landscaped and have a village sign post on opposite corners of the
intersection.
The Heritage Isle Retirement Community Park & Trail system will be comprised of 8 village
parks, connected via walkways and pedestrian bridges. The park and trail system and all sidewalks
are for pedestrian use only. Upon completion, there will be approximately 3 miles of walkways and
bridges connecting the parks located in each village, in addition to the sidewalk system on Legacy
Boulevard and the internal roads of each village. The parks will have wonderful trees and plants
with unique walkway designs and benches. Each park will be a unique design at the sole discretion of
the developer.
